Q: Should basement walls or the floor be insulated first?
A: In most Ontario homes, the basement walls are the priority. The majority of heat loss in an unfinished or semi-finished basement happens through the exposed concrete foundation walls, not the floor slab. Insulating the walls, particularly with rigid foam or spray foam, addresses the largest source of energy loss and makes the basement noticeably more comfortable. Floor insulation can be added afterward for additional warmth, particularly if the basement is being finished as a living space.
A: Closed-cell spray foam and rigid extruded polystyrene (XPS) board are the most commonly recommended options for Ontario basement walls. Both resist moisture, do not support mould growth, and deliver strong R-values without the vapour absorption issues that fibreglass batts can have in below-grade environments. The right choice depends on the specific wall configuration, budget, and whether a vapour barrier is already present.
A: It can, but only when the right materials are used, and installation is done correctly. Insulating a basement with materials that absorb moisture, like unfaced fibreglass batts against a concrete wall, can actually trap water and create mould conditions. Closed-cell foam or properly installed rigid board insulation reduces condensation by keeping the wall surface closer to room temperature, which is where much of the moisture problem originates.
A: Yes. Basement heat loss is often underestimated. In uninsulated homes, significant amounts of heat escape through foundation walls and the rim joist, the framing at the very top of the foundation where the floor system meets the exterior wall. Insulating and air-sealing the basement walls and rim joist together can meaningfully reduce heating bills and improve comfort in the floors above.
A: This depends on the insulation type. Closed-cell spray foam has a low enough permeability that it acts as its own vapour retarder and does not require a separate barrier. Rigid foam boards also have low vapour permeability when properly lapped and sealed. If batt insulation is used, a separate vapour barrier on the warm side is required under Ontario’s building code. A professional installer will apply the appropriate approach based on the material selected and the specific wall assembly.
A: A straightforward basement insulation project, spray foam or rigid board along the foundation walls and rim joist, typically takes one to two days for an average-sized home. Larger basements, complex layouts with lots of penetrations, or projects that include framing new stud walls before installing batts may take longer. A site assessment beforehand gives a reliable estimate of the timeline and what the work involves.
